There is no rule that states that a landlord must be paid only through a check. However, it is left to the landlord’s discretion if he or she wants the rent in cash or check. Some people prefer cash and it is not that they can evade tax or anything but it may be more convenient for them. However, even if the landlord is not paying a tax, it is he who will get into trouble and not the tenant.

Several tenants refuse to pay in cash as they will want tangential proof of rent and it is also beneficial for them from a tax point of view. It is a very weird case that the landlord would refuse cash and in that case the wishes should be respected. Most rental agreements in the United States demand that the rent be paid by check. This could be one of the reasons perhaps why a landlord would refuse cash payments.

A landlord who wants to have valid agreement between the tenant and him will not accept cash as it may backfire in a case where the agreement needs to be terminated. Also, cash dealings are dicey as there is no proof to show that the tenant has been paying rent regularly. When the tenant defaults at a future point of time, the landlord will not have a say as the payment were always made in cash. Most landlords have the right to say no to tenants who offer cash as a rent.
