Ask the owner to see the house and make sure you can see it without the owner present. You can use the opportunity to take a thorough tour of the home and see that it meets your requirements in every way.
When buying a house there are some damages that you can see clearly and some others that you might not be able to see but they will burn a deep hole into your pocket later. Ask for the possibility of such damages in the house and ask if the owner can give a guarantee of the same.
